Real Estate
Our belief in investment diversification has led
ICML to seek out a wider variety of investment choices we believe
may be appropriate for some of our clients. One area that interests
us is real estate.
This is a new product offering that will act as a hedge outlet to
investors’ struggle low interest rates on deposits compared
to inflation rate, and at the same time, dramatic volatility in
the stock markets. Many have come to realize the importance of having
a well-diversified investment portfolio that helps them smooth out
the risk associated with having their money concentrated in a single
asset class or investment.
To allow our clients access to investments that can enhance their
portfolio's diversification and tap the performance potential of
real estate, ICML is about to provide clients the opportunity to
invest in Real Estate Investment Trusts (REITs)
There are a number of reasons why some investors
consider investing in REITs:
•Dividend income
•Conservative capital appreciation
•Diversification
This Product Launch will add to our wide base of commercial real
estate financing and
property trading services
Equipment Leasing
Leasing
is a highly attractive financing solution for institutions and investors
worldwide. The demand for leasing has created an industry of imposing
scope and size with annual worldwide revenue of more than US$500
billion (Euro money-dc statistics). The market penetration of leasing
as a proportion of all capital formation is increasing yearly and
currently at over 40 percent in developed economies. In Nigeria,
the awareness is relatively low. ICML shall leverage on the benefits
accruable to the lessees, which include obsolescence avoidance,
off-balance sheet financing, income tax factor, 100 per cent financing
and flexibility, among others, to penetrate the market.
Project Finance/LPO Financing
In our bid to identify with the global trend and optimize the benefits
from the various reforms in the real sectors of the Nigerian economy,
ICML will position herself for investment in viable sectors of the
Nigerian economy like Energy (Oil & Gas), Telecommunications,
RealEstate/Engineering, and Manufacturing etc. However, in appreciation
of the peculiarities of each sector, meeting their financial needs
shall be structured in a way that will give optimal advantage to
the customers and guarantee maximum yield to the investors.
This shall include assisting customers in arranging
for funding options to meet their operational needs. This may include,
but not limited to, options like:
Project
Finance for operators in the Energy Sector (service
companies in the upstream sub-sector and private Refineries), Telecommunications
(for expansion by the existing Private Operators and emerging ones),
Real Estate (for private real estate developers in prime locations)
Vendor Financing whereby ICML will serve as guarantor
at a fee for credit supplies from the local or offshore product
vendors on differed payment basis.
Offshore
Financing, which shall involve arranging for foreign,
credit line directly by ICML. The support of Intercontinental Bank
Plc shall be sought if need be in this regard. This strategic Foreign
Alliance, which will be for project-specific funding,
is to boost our working capital base by accessing relatively cheap
fund. This standby arrangement will enable us serve the big indigenous
companies in line with the Local Content Policy of the Federal Government
in the energy sector as well as multi-lateral companies.
